Re: Demand for the return of my security deposit Rental: [rental address]

Dear [landlord's name],

I moved out of the rental above on [move-out date] and paid a security deposit of [deposit amount].

As of the date of this letter I have not received the deposit or an itemized list of deductions.

On wear and tear, Delaware law says: Only damage that exceeds normal wear and tear, or can't be corrected by painting and ordinary cleaning (§5514(c)(1)).

For your reference, 25 Del. C. §5514(g)(1) provides: “Failure to remit the security deposit or the difference between the security deposit and the amount set forth in the list of damages within 20 days from the expiration or termination of the rental agreement shall entitle the tenant to double the amount wrongfully withheld.”

Please send the deposit to: [address for payment] by November 8, 2026.

I would prefer to resolve this directly with you. I have kept copies of my lease, my move-out photos and this letter.

Sincerely, [your name]
