Late is a fact you can put in writing. The letter cites A.R.S. §33-1321 and the date it was due.
Small claims, if the demand goes unanswered (limit $5,000)
Justice court small claims division: claims that do not exceed $5,000, exclusive of interest and costs. The date assumes the 10-day reply window housr suggests in the letter.
Your deadline: 60 days from the day the itemized list is mailedYour deadline
Dispute the deductions within 60 days after the itemized list is mailed, or the amounts are treated as final. Count from the day it actually reaches you; this date assumes it arrives on the landlord's last day.
