The rule

In Wyoming, the clock starts when: lease ends. The landlord then has 30 calendar days. The statute says:

“…within thirty (30) days after termination of the rental agreement or within fifteen (15) days after receipt of the renter's new mailing address, whichever is later. If there is damage to the residential rental unit, this period shall be extended by thirty (30) days.”

If the landlord claims damage, add 30 days. You have 30 days after the lease ends to say where payment and notice should go.

For example, if you returned the keys on Oct 25, 2026, the date would be Nov 24, 2026. Use the Clock for your own dates.

What the landlord has to send

A written itemization of deductions with reasons.

Do this

Tell the landlord where to send the deposit

Wyoming expects you to say where payment and notice should go within 30 days after the lease ends. Wyo. Stat. §1-21-1208(a)

On move-out day

Give your forwarding address in writing and keep proof of sending. Photograph every room before you return the keys.

Deductions and wear and tear

Wyoming's statute limits what can be kept to the purposes it lists. We haven't summarised its wear-and-tear language yet; read the section linked above.

Wyoming has statute text on specific charges:

For a charge to replace something old, Fair Charge works out a prorated estimate from the item's age and useful life, and says where the useful life comes from. See also the item guides for carpet, paint and cleaning.

If the deadline passes

If the owner unreasonably fails to comply, the full deposit and court costs.

“If the owner of a residential rental unit or his agent unreasonably fails to comply with subsection (a) or (b) of this section, the renter may recover the full deposit and court costs.”

The usual first step is a written demand that states the date the deposit was due and cites the statute. Our demand letter does that and carries any disputed deductions.
